Shed Permit Application Checklist

Sheds fall within the definition of “accessory structures.” Sheds 100 square feet or less in size do not require a permit. However, all sheds must meet setback and height requirements of the Community Development Code.

There may be additional restrictions for sheds greater than 200 square feet in size. Contact the Planning and Development Department at (727) 562-4567 for additional information.

Shed Permit Application Checklist

Step 1.Verify That Your Property is in the City of Clearwater

To verify if your property is in the city of Clearwater, visit the Pinellas County Property Appraiser website, enter the address in the Real Property box, and click search. In the search results under Parcel Summary, look under Current Tax District for Clearwater, CW, CWD, or CWDO, all of which indicate your property is located in the city of Clearwater.

Step 2.For Contractors

If you are a licensed contractor performing the work, access the city’s ePermit system and register for an account or log in to complete the application process. Only licensed contractors are presently able to use ePermit for shed applications.

Step 3.For Homeowners

Download a Building Permit Application and complete. In addition, access and complete the Owner/Builder Affidavit.

Step 4.Obtain a Copy of a Current Survey of the Property

This can typically be found among the purchase or mortgage documents. Mark the exact location of the shed on the survey. Three copies must accompany the application.

Step 5.Obtain or Develop Engineered Specifications or Construction Plans for the Shed

Two copies must accompany the application.

Step 6.Obtain a Clearing and Grubbing Permit

Access the Permit Application and complete.

Step 7.Complete the ISR Calculation Worksheet

Download the worksheet and complete. 

Step 8.For Contractors

Complete the application submission online via ePermit.

Step 9.For Homeowners

Bring the completed application along with three copies of the marked-up survey, two copies of the construction plans, and the completed ISR Calculation Worksheet to the Planning & Development Department, temporarily located at 2741 State Road 580, Clearwater.

Step 10.Pay Application Fees

Visit the Fee Estimator page to calculate the cost of your permit.

Step 11.File a Notice of Commencement

If the contract price (including materials and labor) is greater than $5,000, contractors must file a Notice of Commencement.

Step 12.Wait for Review and Approval

Staff will review the application and supporting documents and proceed with the required additional steps for approval.
